FOR HOME BUYERS
Do you have model homes?
No. Our business plan is based off of selling each home on a pre-sale
basis. This allows the builder to keep costs low on each home thereby
passing the savings on to the buyer. We are currently building homes in
different communities but no actual model. We are under construction on
the Sierra and Denali plans in Yelm. The homes are framed so the buyers
can get an idea of the floor plan and room dimensions. We have attached
to this site color 3D floor plans and detailed standard specifications and a
wide range of upgrades to customize thier home. After we have mutual
acceptance on an offer we set up a meeting with the buyer and the builder
to review the plan and to get more acquainted with the process.

Are upgrades like Granite available?
Yes we have a detailed upgrade list for each builder we work with which
includes Granite surfaces and many other items. Please download from
this site and email with further questions.

What are your site hours?
Our sites are manned Saturday and Sundays from 11-5pm.

What is the standard earnest money?
Please refer to our builders addendum which states that earnest money
is $5000. and only $2500 if buyers uses our preferred lender. Once
construction begins the earnest money becomes non-refundable.

FOR REAL ESTATE PROFESSIONALS
What is my commission?
Pleae refer to the MLS detail. Please register your buyers to receive 100%
commission. If buyers are not registered you will receive a 25% referral.
We are agent friendly and wish to assist you and your buyer.

Where can I find the plat map or plans?
We have a full package attached to the community page on this site and
as attached docs on MLS.

Can we talk with the builder?
Yes. After we have mutual acceptance we set up the first buyer-builder
meeting within 14 days of mutual acceptance. Bring your note pad and
feel free to ask your questions.

When is the buyer walk through?
Typically within 14 days of mutual acceptance.

Do you accept contingent offers?
Yes on a per builder, per buyer basis. We like to look at the home being
marketed, review the CMA and marketing plan. Upon acceptance this
basically reserves the lot for the buyer with a 24 hour bump clause. The
home will not begin construction without the home being sold (or a bridge
loan is secured) and non-refundable earnest money is deposited.
